What do these results mean for your property?
A completed sale is evidence of what one buyer paid for one property at a particular time. It is useful only when compared with your home’s location, property type, size, condition, parking and sale timing. A house and a townhouse in the same suburb can serve different buyer needs.

Questions about sold prices
Are asking prices the same as sold prices?
No. An asking price describes a seller’s advertised expectation. A sold price records the agreed transaction amount when it is publicly disclosed. Use completed comparable sales alongside current competition when assessing a likely selling range.
Why is a sale price sometimes unavailable?
Some published sold listings do not disclose the transaction amount. We label those results as undisclosed rather than substituting the asking price or an estimate.
Does a nearby sale tell me what my home is worth?
It is one piece of evidence. Differences in property type, size, presentation, parking, location and sale date can materially affect the comparison. Request a property-specific appraisal that explains the relevant sales and the differences.
